Construction Begins for Woodward Mixed Use Reuse Project in Midtown Detroit
Construction is officially underway on the Woodward Mixed Use redevelopment in Midtown, Detroit. This phase marks the next chapter in the long-anticipated revitalization of the Walker, Pingree, and Pierce buildings, which had stood vacant for nearly 15 years.
Designed by Detroit-based architecture firm Disbrow Iannuzzi and developed in partnership with Landy Land LLC, the project will transform the 42,000 sq. ft. historic block into a vibrant mix of ground-floor retail and upper-level residential units. The newly revived buildings will bring new energy, housing, and economic opportunity to a key stretch of Woodward Avenue.
To support this vision, the design introduces eight new ground-floor retail bays and 13 modern residential units above. Circulation improvements—including a new rear corridor and stair tower—will enhance movement throughout the buildings. Separate entries for commercial and residential tenants will increase safety, functionality, and long-term usability.
Respecting the site’s historical significance, Disbrow Iannuzzi worked closely with the Detroit Historic District Commission and relied on archival photographs to guide the restoration of original façades and entryways. This collaborative effort ensures the buildings’ character is not only preserved but meaningfully re-integrated into the evolving Midtown streetscape.
“Hopefully, this project will be seen as an example of how to renovate a building responsibly, rather than tearing it down or doing a half-hearted job,” said David Iannuzzi, Principal at Disbrow Iannuzzi. “The larger impact, though, is that the building gets occupied and comes back to life. That’s the biggest win: businesses operating, people living here, and contributing to the density of the city.”
That sense of long-term utility extends to every aspect of the project. Exterior improvements include new glazing and framing to meet modern energy standards, as well as repairs to brick and terracotta, and a comprehensive overhaul of aging storefront systems. Inside, the residential units will feature durable, low-maintenance finishes suited for long-term tenancy, while the retail bays are designed to accommodate a variety of future tenants.
Completion of the Woodward Mixed Use is slated for Spring 2026.
